NRI real estate leads: how to qualify, follow up and convert them

By Holesh Priyankar, CEO 2 min read

How NRI buyer journeys differ

  • Distance: most research happens online, and a site visit may only happen during a trip home, or through a relative.
  • Time zones: a buyer in the Gulf, Europe, North America or Southeast Asia is active at different hours from your sales team.
  • Family: parents or siblings in India often visit the site, check the location and influence the decision.
  • Purpose: some are buying a future home, some an investment to rent out, and some a home for parents. Each needs a different conversation.
  • Paperwork: questions about payments from abroad, home loans for NRIs and power of attorney come up early.

Qualify NRI leads early

In the first conversation, find out:

  1. Which country and city they live in, and the best time to reach them.
  2. Whether the home is for themselves, for family or for investment.
  3. Who in India will visit the site, and whether they would like you to contact that person.
  4. Their timeline, including any planned trip to India.
  5. Whether they plan to take a home loan.

Record the time zone and the family contact against the lead so every follow-up uses them.

Follow up in their time zone

Schedule calls for the buyer’s evening or weekend, and use WhatsApp for most updates, since it works across countries without call charges. Agree the next step at the end of every conversation, such as a video walkthrough on a set date, so follow-up feels expected rather than pushy.

Give them what a site visit would

A remote buyer cannot walk the site, so your project website and documents carry more weight.

  • Video walkthroughs of the show flat and the actual tower, with the view from the unit’s floor where possible.
  • A cost sheet for the specific unit, with every charge listed.
  • Construction progress updates with dates.
  • The project’s RERA registration number and how to check it on the state RERA website.
  • Location details: distance to the airport, workplaces, schools and hospitals.

Make the family visit easy

Offer to host the family member who will visit, with a specific slot, a location pin on WhatsApp and the details of the unit the NRI buyer is interested in. After the visit, send both the buyer and the family a short summary of what they saw.

Answer the practical questions carefully

Under India’s foreign exchange rules, NRIs can generally buy residential and commercial property in India, but not agricultural land, plantation property or farmhouses, and payments must come through normal banking channels, such as inward remittances or NRE, NRO or FCNR accounts. Many Indian banks offer home loans to NRIs. Rules and bank policies change, so share general guidance and recommend that buyers confirm details with their bank or a qualified adviser.

How Spotmink helps

NRI buyers often visit your project website many times before they speak to anyone. Spotmink recognises a returning buyer across visits and projects, shows which units they keep coming back to and whether they share a shortlist with family, and tells your team when they are active, so you can reach out at the right moment. Frequently asked questions

How are NRI real estate leads different from local leads?

They usually research longer, from a different time zone, and decide with family in India, who often make the site visit for them.

When should you call NRI leads?

In their evening or at weekends in their time zone. Ask for the best time in the first conversation and record it.

Can NRIs buy property in India?

Generally, NRIs can buy residential and commercial property in India, but not agricultural land, plantation property or farmhouses. Buyers should confirm current rules with their bank or a qualified adviser.

How do you show a project to an NRI buyer who cannot visit?

Use video walkthroughs, unit-specific cost sheets, dated construction updates and a site visit hosted for a family member in India.
