Junk leads from Meta lead ads: why they happen and how to fix them

Why Meta lead forms bring so many junk leads

A Meta instant form opens inside the app and fills in the person’s name, phone number and email from their profile. Submitting takes a couple of taps. That is good for volume, but it also means:

  • People submit while scrolling, without thinking about a purchase.
  • Some submit by mistake and do not remember it when sales calls.
  • The phone number on a profile may be old or rarely used.
  • If a campaign is set to get the most leads at the lowest cost, Meta looks for people who are likely to fill in forms, not people who are likely to buy a home.

None of this means Meta leads are bad. It means the default settings are built for volume, and real estate needs something else.

Choose a form type built for intent

When you create an instant form in Ads Manager, you can choose between a form optimised for more volume and one built for higher intent. The higher-intent option adds a review step before submission, so people confirm their details on purpose. Expect fewer leads and a higher cost per lead, and compare the two on cost per site visit before deciding.

Ask questions a real buyer can answer

Add two or three multiple-choice questions that help sales and filter out casual interest:

  • Which configuration are you looking for? (for example 2 BHK, 3 BHK)
  • What is your budget range?
  • When are you planning to buy?
  • When would you like to visit the site?

Keep them short and use multiple choice, not free text. Avoid asking for information you can see later, such as which ad they clicked.

Verify the phone number

A lead is only useful if the number reaches a real person. Where your form or landing page allows it, confirm the number with a one-time code. Otherwise, confirm it on the first call or WhatsApp message and mark unreachable numbers so they do not count as leads in your reports. Read more about what a verified lead is.

Call within minutes

People who fill in a form while scrolling forget it quickly. The longer you wait, the more likely they are to say they never enquired. Route Meta leads to presales immediately and call within minutes during working hours. See why the first hour decides the sale.

Tell Meta which leads were good

Meta optimises for the result you report. If the only result it sees is a form submission, it will find more people who submit forms. Send it later events from your CRM, such as a lead being qualified or visiting the site, for example through Meta’s Conversions API, and optimise campaigns toward those events once you have enough of them.

Test your project website against the instant form

Send part of your budget to your project website instead of an instant form. Visitors who reach the site, look at units and use tools like a cost sheet or commute check tell you far more about their intent than a pre-filled form. You will usually get fewer leads, so compare the two routes on cost per site visit and cost per booking, not on lead volume. Our cost per site visit calculator shows the difference for your own numbers.

Measure the right number

Report each campaign’s cost per site visit next to its cost per lead. A campaign with cheap leads and few visits is often more expensive than it looks. See how to measure lead-to-site-visit conversion and real estate marketing attribution.

How Spotmink helps

Spotmink shows what each lead does on your project website after they enquire: whether they come back, which units they look at and whether they open a cost sheet or share a shortlist with family. Sales sees which Meta leads are serious and calls them first, and marketing sees which campaigns bring buyers who visit. Learn more about Spotmink for marketing teams.

Frequently asked questions

Why do so many Meta leads say they never filled in a form?

Instant forms are pre-filled and take a couple of taps, so some people submit without much thought or by accident, and forget by the time sales calls. Calling within minutes and adding a review step to the form both help.

Should real estate developers stop using Meta lead ads?

No. Meta can reach many potential buyers. Change the form settings and questions, report quality back to Meta, and judge campaigns by cost per site visit rather than cost per lead.

What questions should a real estate lead form ask?

Two or three multiple-choice questions a serious buyer can answer quickly: configuration, budget range, buying timeline and a preferred site visit day.

Is a landing page better than an instant form?

A landing page usually brings fewer leads but tells you much more about each one. Test both and compare cost per site visit.
